Roof maintenance is a vital part of owning a home or managing a commercial location, and at Jaco Roofing & Construction, Inc., we’re here to help. The fall is the perfect time for certain bits of upkeep – with winter and lots of cold and moisture on the way, this is a great part of the year to make sure everything with your commercial roofing is in order. Here are a few tips so you can prevent roof leaks during winter.
Inspect the Attic
While most people remember to inspect the roof before the winter season, they can easily forget to take a look at the attic. The best time for this type of check is during a rainy fall day. When it rains, you are given a chance to watch for leaky areas and wet spots. However, if you need to inspect it while it’s dry outside, look for these signs:
- Mold or mildew around vents, joints or seams
- Warped wood
- Stained insulation
Even if you don’t find any leaks, don’t think that your time is wasted. Try to make sure that the shingles are properly venting the roof – this will help prevent ice dams.
Preventing Ice Dams
These little menaces are one of the main causes of roof leaks. Ice dams build up on the roof after snow and cold weather, and can prevent proper drainage from your roof. Even water-resistant shingle roofs can experience ice dams, as water gets trapped behind ice dams and saturates the shingles over time.
Preventing ice dams starts with proper attic ventilation. Make sure your attic is the same temperature as the exterior – use gable, soffit and roof ridge vents to help this consistency. Also ensure that all insulation between the rafters is in proper working order.
Particularly for those who celebrate seasonal holidays with lights or other home designs, frequent roof traffic could be a concern. Remember that while your roof is made support foot traffic, too much wear and tear over time can lead to splitting of shingles or cracking of flashing. If you are on the roof, avoid shingles that appear to be warped, curled or cracked, and try not to step on roof tiles or tile cement.
